Thank you for selling our house in 2 days in this slow market!
We have been struggling to sell for 5 months with 3 different agents. The first agent lied to us by quoting a high price to get our business. The second agent was Hudson bond although at the time my asking price was higher than their recommended price and we got no offers. The third was an auction agent and my property was passed in at auction.
As we liked Kathryn from Hudson Bond, we went back to her. This time however, we allowed her to quote a fair market price ad she and her team swung into action immediately. After only 5 inspections from their bank of “ready and qualified” buyers, they got us two good offers the very next day.
What we can conclude from our experience is that:
1. Public auction and its ensuing print marketing campaign in this market is just an expensive exercise in futility. We lost thousands of dollars for nothing.
2. Use agents who are prepared to stand by and guarantee their price range, as selecting an agent based on their quoted price range will cost you time and money in a falling market.
3. Having a right asking price will get results in the hands of competent agents.
We highly recommend Kathryn and the entire team at Hudson bond to anybody who wants to sell or buy real estate. Her honesty and caring approach makes her a trusted advisor.
