Every home has four prices:

  • The price you want
  • The price the real estate agent gives you
  • The price the buyer wants to pay
  • The price a good real estate agent can get the buyers to pay

What is the right price for your home?

Is it the price you want, the price you think your property is worth? Not likely.

Could the right price be the price the agent tells you it’s worth, the price they quoted you to get your listing? Again, it’s unlikely. Can the right price be the price the buyer wants to pay? Not usually, because buyers will generally want to buy for less, just as vendors want to sell for the highest price they can get.

The right price then can only be the highest price a trained real estate agent can encourage the buyers to pay. This is the right price for your home, and it’s the only price that matters when you are selling. All other prices are simply just numbers, and some sadly are fake numbers. The biggest and most important decision you as a seller could make when selling is which agent you should choose. The right agent will ensure you get the highest price the buyer can pay. This is by far the most critical decision you will ever make when selling your home, because it’s the agents skill level and not the price they quote you that will determine the price you get.

The surest way to increase your chance of achieving the best possible price for your home is to also find an agent who uses a smart sale strategy for selling. A smart sale is a system of selling that benefit s you the seller and not the agent. This is the only way you can be assured of selling for the highest price the buyer is willing to pay. Even if they don’t quote you the honest price, agents know the market price for your home within a 10% range. But only the best agents using the smart sale system will have the skill and knowledge to negotiate the highest possible price from each buyer. In summary, getting the best price for your home will depend entirely on the agent you choose and the system they use, not the price they quote you. Choose your agent wisely and most importantly don’t be influenced by the price they give you.
